What mechanisms are in place to ensure that leaseholders in the private sector can benefit from the £365 million Welsh building safety fund?

Leaseholders in the private sector benefit in a variety of ways from the £365 million earmarked for building safety in Wales in the wake of the Grenfell Tower disaster.

The Welsh Building Safety fund pays for surveys to identify fire safety risks at no cost to leaseholders in all residential buildings of 11 metres or over in Wales.

The Orphan Buildings Scheme guarantees that buildings where the developer is unknown, has ceased trading or the building was developed over 30 years ago can be remediated. As well as providing the funding to identify fire safety defects, in the case of orphan buildings the Welsh Government also funds the remediation works to make them safe.

The Smaller Developer Scheme operates in a similar way to the Orphan Buildings Scheme with the Welsh Government providing the funding to ensure the remediation works can be carried out. Under this scheme smaller developers are subject to a financial assessment to determine how much they can afford to contribute to the cost of the remediation works.
