National Assembly for Wales

To propose that the Senedd:

1. Notes that the practice of charging residents maintenance fees payable to private contractors is unfair and unsustainable.

2. Calls on the Welsh Government to:

a) work with housing developers to ensure a high standard of work is completed and legislate if necessary;

b) work alongside local authorities to facilitate the adoption of the maintenance of new build housing estates;

c) ensure a cap is placed on the fees payable to private maintenance firms and an itemised bill is provided where the maintenance of housing estates cannot be adopted by local authorities;

d) include estate management companies for freehold developments in the Welsh Government's proposed licensing scheme for residential property management companies.
